Responsible for all phases of capital and renovation projects while operating within budgeted financial goals of the company

Performs various maintenance inspections necessary to maintain and enhance the value and appearance of the communities owned and managed by the company

Respond to disaster emergencies and oversee restoration projects to completion

DUTIES AND RESPONSIBILITIES

Highly skilled in building trades with an emphasis on unit renovations and exterior facility care

Knowledge of Fair Housing laws and standards that apply to the Multifamily industry

Computer proficiency in Microsoft Office and Yardi preferred

24/7 emergency on-call availability and the ability to travel to out of state communities

Proactive, well-organized, and results-oriented with the ability to lead and participate in multiple turnover projects and capital improvement projects simultaneously in a fast-paced environment

Construction background required

Supervisory experience required

Vendor management experience required

Excellent communication skills, both verbal and written with a professional image

Conduct periodic site inspections of all areas of the assets to maintain optimum conditions relative to health, safety, risk management, curb appeal, customer service and company standards

Quarterly Site Maintenance Inspections which include monitoring of preventative maintenance schedules

Ensure timely and quality completion of turnover and capital projects

Recommend capital improvements as needed

Spot check and quality control of renovated units

Obtain vendor and subcontractor bids; oversee vendor and sub-contractor work

Prepare budget materials for both capital improvement projects and ongoing property care

Assist and support Regional Community Directors as needed

Respond and supervise disaster events – fires, flooding, etc. Work with insurance companies for the restoration of property

Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times

Performs other duties as assigned.
